AMF Finance was formed to provide funding solutions for Australian real estate. As the lender, AMF can provide borrowers with a range of debt solutions from $5m to $50m.

AMF has a strong understanding of the real estate sector and borrower funding needs, moving quickly in respect of both credit decisions and settlement time frames.

Our Vision

AMF Finance is seeking to be the leading non-bank lender within the Australian real estate marketplace.  AMF is owned in joint venture by 360 Capital Group (ASX: TGP) and 360 Capital Total Return Fund (ASX:TOT).  Collectively, AMF’s owners have a market capitalisation of approximately $300 million and have established AMF Finance to be a long term non-bank lender. The AMF Finance vision is to provide all stakeholders and customers with a professional, timely and quality solution to their funding/investment requirements.

Our reputation is built on trust, providing repeat business and long term relationships.  Currently AMF Finance has eight loan products from senior term debt across real estate investment, senior construction finance, bridging and other short term financing solutions and mezzanine facilities.

AMF Finance is not a bank, however, it is owned by two ASX listed entities within the 360 Capital Group.  As such, AMF Finance is acting on its principal account.  AMF Finance is not a broker.  In an uncertain marketplace, we understand that lenders need capital and being part of an ASX listed Group, AMF Finance has its own capital to be lent.  AMF is not a broker, we do not need to sell down the transactions we enter into and as a borrower, you will always be dealing with AMF Finance management.

Rates and Products

  • Development Finance

    AMF Finance provides development finance for up to 70% load to value and 80% loan to cost. Interest rates starting from 6.0%^ with flexible loan terms up to 36 months. We offer loans from $5 million+.

  • Mezzanine/Preferred Equity

    AMF Finance provides mezzanine and preffered equity on selective projects. Lending up to 85% of development costs for terms up to 36 months, our rates start from 6.0%^ + profit share.

  • Residual Stock

    Do you need a residual stock facility? Lending up to 80% of completed value, for terms of up to 36 months our residual stock loans provide a flexible funding solution for residual stock. With rates from 6.0%^

  • Bridging Finance

    Recieved a notice to complete? We understand bridging finance requires speed, as the lender we can provide credit approval in 24 hours* and funding within two business days*.

  • Commercial Property Finance

    We have a number of term debt products with loan sizes from $5.0 million and can offer low cost solutions from 3.6%^ on terms of up to 10 years.
